How my service works and price
I provide tenant-side housing search services for people looking for a room in Amsterdam and surrounding areas. I work exclusively for the tenant — I do not represent landlords and I do not act on behalf of property owners. I do not receive any payment, commission, or benefit from landlords.
My service includes:
Active search for available rooms
Selection of options based on the tenant’s profile
Contacting landlords or current tenants
Organising viewings
Assistance during the application process
Guidance regarding rental terms
Booking a room through my service
Contact me when you see a room you like, and I’ll invite you to the viewing.
Attend the viewing. If you’re not in the Netherlands yet, you can ask whether a remote viewing via video call is possible.
If both you and the landlord are a good match — congratulations! You can sign the rental contract and pay the deposit to the landlord. The room is then officially yours.
On the day you move in and receive the keys, you will pay the first month’s rent plus my agency fee. The agency fee is equivalent to one month’s rent (VAT 21% included).
Example: If I find you a room for €800 per month, the one-time agency fee would also be €800.

No, I only work with rooms. If you’re looking for studios or full apartments, I recommend searching on Google Maps for “makelaar” — that’s Dutch for real estate agent. Good luck with your search!

It really depends on the landlord. Usually, having a full-time job and a steady income helps you find a room faster.
But there are as well landlords who are more flexible and happily welcome newcomers, part-time workers, or students.
In my WhatsApp posts, I always mention if a room has any specific requirements. -
Yes, some of my rooms do allow pets, but only about 20%. I’m a dog owner myself, so I understand how important this is, but ultimately it’s up to the landlord.

Yes, absolutely! You can ask for a remote viewing via WhatsApp video call, and I’ll gladly show you the room. Just keep in mind that landlords usually give priority to tenants who can visit in person.
